Appointed by the owner to set up a sales and marketing programme for 25 properties on their 50 acre estate in the Lake District.
The properties had been on the market for several months without a sale and the bank was threatening to foreclose on debt finance.
Bragg & Co wrote a detailed business plan for a management company and set this up. We then helped renegotiate usage restrictions with planners and modernised the lettings operation. We brought in specialist lawyers to redraw and register title for each of the properties and brought in Chartered Surveys to give an accurate valuation.
Once that was all in place, Bragg & Co relaunched sales and ran the marketing campaign. We supported direct sales through a co-agency agreement with Fine & Country, the same agent as before. Only this time sales took off.
After 2 years (half the time the bank expected) all properties were sold raising £11.3m for the owners.
